Properties first
Large photography, clear details and nothing competing for attention with the homes you represent.

We design, build and look after websites for independent estate agents. An agent's website is a shop window, and a cluttered one costs instructions. We built J Lord & Co's site with the properties first and everything else quiet, large photography, restrained type and a valuation route never more than a click away, and we host and manage it so the agency's time goes on selling homes.
In plain English
An estate agent’s website is a shop window. It has to present homes the way a good agent shows them, with care and no clutter, and make it easy for a vendor to ask for a valuation. Marbl Codes designs, builds and looks after websites for independent estate agents who want their site to feel like their agency, not a portal.
J Lord & Co are independent estate agents with two decades in the Cheshire property market. They wanted a site as considered as the homes they represent.
We built it with the properties first and everything else quiet: large photography, restrained type, and a valuation route that is never more than a click away. We host and manage it, and the changes a property market makes to a site through the year, such as new instructions and valuations to promote, are ours to make.
Because vendors judge an agent by how their current listings look. A cluttered page with banners and pop-ups suggests their home will be marketed the same way. A calm, well-photographed page suggests care. For an independent agent competing with larger chains, that first impression is often the whole difference.
They search for agents in their area, read reviews, and increasingly ask AI assistants for recommendations. A fast site with clear location information, genuine reviews and consistent business details helps on every one of those routes.
With a conversation about your agency, your area and how you win instructions today. From there we write a short plan and a price, before anything is designed or built.
Built for how you work
Large photography, clear details and nothing competing for attention with the homes you represent.
A valuation route on every page, because every instruction starts there.
A site that feels like your agency, so vendors choose you before they compare fees.
Hosting, updates, speed and the changes the market brings, made by us.
Three steps, no surprises
What you sell, the words your customers use, the questions they ask before they buy, and who else is ranking for them. Sector knowledge is the first deliverable.
One page per real question, structured so Google and the AI assistants can read and cite it, on a site that is fast on a phone in a field.
Hosting, updates and the monthly changes handled by us, with the search results watched and reported in plain English.
Richard is a great partner to work with. He is proactive, responsive and, importantly, a genuine problem solver. If a challenge crops up along the way, he doesn't simply highlight the problem; he looks for the best way to resolve it and keeps things moving.
Straight answers
Your properties presented properly, a valuation request that is never more than a click away, a clear sense of who you are and how you work, reviews from vendors and buyers, and your contact details on every page. Independent agents win on trust, so the site should feel like the agency.
Usually, yes. Most property software can publish listings to your own site. The details depend on the system you use, so we check it before quoting.
Portals show your stock alongside everyone else's. Your own website is where vendors decide whether to trust you with their home, and where your valuation enquiries come from. It is the part of your marketing you fully own.
We do. Hosting, updates, speed and the changes the property market brings, month to month, so the agency's time goes on selling homes.
